Terms of service

Plain English on purpose. Purchasing the service or using the site means you agree to these.

1. What this is — and is not

Cal Surplus Land (calsurplusland.com) sells California Surplus Land Act (Gov. Code §54220-54233) compliance services — annual Table H filing preparation and public surplus-land inventory hosting ($1,950 setup + $3,600 per year, year one $5,550, renews $3,600 per year), and per-parcel disposition document packets ($2,500 per parcel) — plus the free statewide AB 1332 preapproved-ADU-plans tracker and catalog. Everything we publish or sell is an informational product: a faithful reproduction and plain-English summary of public records. It is not legal advice, a legal opinion or certification of compliance, a substitute for your city attorney’s review, or professional consulting services, and buying or reading it does not create a professional–client relationship of any kind. A disposition packet is a drafting service: your staff and counsel review, revise and are responsible for every document before it is adopted, sent, or filed with HCD.

2. Where the data comes from

Every figure we publish is derived entirely from cited public records: HCD's own published Table H dataset, each agency's own public disposition and council records, and California's own AB 1332 statute text and each agency's own website for the ADU-plans tracker. Each page and report names its source, links the underlying official record where one exists, and stamps the vintage of the data it was generated from. If you need to verify anything we say, the citation trail is the way to do it — and we encourage it.

3. No warranty

Source records can be wrong, late, amended, or missing; we reproduce and interpret them faithfully, but we provide the service "as is", without warranty of accuracy, completeness, or fitness for a particular purpose. The absence of a record is never proof that an event did not happen, and the presence of one is not proof of its effect on any particular property.

4. Limitation of liability

Our total liability for any claim arising from your use of the site or a purchased product is capped at the amount you paid us for that product. We are not liable for indirect, incidental, or consequential damages — including denied claims, lost disputes, or decisions made in reliance on the data.

5. Your use is yours

What you do with the output — filings, insurance disputes, purchase decisions, negotiations — is your decision and your responsibility, and you agree to indemnify us against claims arising from your use of it. If a matter is significant, have the underlying records reviewed by a qualified professional.

6. Refunds

If a purchased report isn't useful to you, reply to your delivery email within 14 days and we'll refund it — no forms, no argument.

7. Corrections

Where pages reference real businesses, people, or properties, every fact is attributed to the official record it came from, with its date. If something is wrong, reply to any email we have sent you, or use the contact listed in the site footer and we will correct or remove it promptly.
